The brief was to modernise kitchens, bathrooms and finishes while preserving period character, upgrading the roof, insulation and basement to improve comfort, safety and energy performance.<br \/>\n<br class=\"\" \/><\/p>\n<h5><strong>Scope of Work<\/strong><\/h5>\n<ul>\n<li>Basement damp-proofing using Sika tanking systems, including racking out, drying and application of Sikalastic mortar<\/li>\n<li>Roof timber replacement and installation of new fibreglass insulation to roof and upper ceilings<\/li>\n<li>Full refurbishment of kitchens and bathrooms with modern, high-quality fixtures and fittings<\/li>\n<li>Supply and installation of Finnish-engineered OAK NATURAL MATT 3S 5G 24 flooring with 20-year warranty<\/li>\n<li>Installation of bespoke wardrobes in lounges and bedrooms<\/li>\n<li>Wall rendering, plastering, tiling and full internal decoration across all apartments<\/li>\n<li>Chimney brickwork replacement, repointing and upgrades to communal areas<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h5><strong>Challenges &amp; Solutions<\/strong><\/h5>\n<ul>\n<li>Preserving Victorian character while upgrading performance \u2013 Used sympathetic detailing and high-quality finishes that matched the original aesthetic while integrating modern services and insulation.<\/li>\n<li>Basement damp and structural risk \u2013 Applied a full Sika basement tanking system to deliver long-term damp-proofing and protect both structure and residents\u2019 health.<\/li>\n<li>Thermal inefficiency in high-ceilinged apartments \u2013 Replaced roof timbers and installed modern insulation to improve heat retention and support better EPC ratings.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h5><strong>Final Outcome<\/strong><\/h5>\n<p>The project was delivered on schedule and under budget, transforming all eight apartments and communal areas while retaining the building\u2019s Victorian charm.
