Electrical Repairs — Bayham Place

Project Overview

British Builders was appointed to carry out electrical fault investigation and remedial works at a property on Bayham Place. The issues related to the bathroom electric underfloor heating controls and the kitchen electrical installation, where the under-cabinet lighting and extractor fan were not operating correctly from the intended switch.

The works were handled as a focused electrical repair package rather than a small single-component replacement. Our engineer inspected the affected controls, wiring and switching points, then completed the approved repairs to restore safe and reliable operation.

The existing heating control unit was removed and replaced with a new control. The unit was wired, programmed and tested to confirm the heating system could be controlled correctly and switch off as intended.

In the kitchen, the lighting and extractor fan wiring was adjusted so both systems could be operated correctly from the kitchen switch. All connections were checked and tested on completion to confirm normal on/off functionality.

Challenges & Solutions

• Heating control fault — The existing control was not operating as required, so it was replaced, wired and programmed to restore correct temperature control.
• Kitchen switching issue — The under-cabinet lighting and extractor fan were remaining permanently energised. The wiring was adjusted to restore normal switch control.
• Working around existing finishes — Repairs were kept to the approved control, switch and wiring areas without unnecessary disturbance to the kitchen or bathroom finishes.
• Final testing — All repaired systems were tested to confirm safe operation before the engineer left site.

Final Outcome

The electrical fault investigation and remedial works were completed successfully. The bathroom heating control was replaced and tested, while the kitchen light and extractor fan wiring was corrected so the systems now operate properly from the intended switch.

The heating system, kitchen lighting and extractor fan were all checked on completion, with no further faults identified at the time of attendance. The property was left clean, tidy and safe.
