Project Overview

British Builders attended a residential property on Mabgate, Leeds, to carry out a set of bathroom, kitchen and door maintenance repairs. The works included replacing shower control knobs, inspecting and repairing the kitchen sink trap, repairing the bathtub panel area and replacing the front door lock.

The photos show the concealed shower control plate, under-sink pipework and trap area, bathroom vanity unit, bathtub panel section and front door lock/handle area. Our operative carried out the repairs carefully across multiple areas of the property, checking the plumbing fittings, securing the visible components and ensuring all items were left functional after completion.

This was a multi-task maintenance job requiring careful access, inspection, fitting, testing and finishing across both plumbing and general repair areas.

 

Scope of Work
  • Inspected the bathroom shower controls and surrounding tiled wall area.
  • Removed the existing shower control knobs from the concealed valve plate.
  • Supplied and fitted replacement shower knobs to improve operation and usability.
  • Checked the shower controls for secure fitting and smooth movement.
  • Tested the shower operation and checked for signs of leakage around the control area.
  • Inspected the kitchen sink pipework, trap and waste connections inside the base cabinet.
  • Checked the under-sink area for leaks, loose fittings and drainage issues.
  • Adjusted and repaired the sink trap connections where required.
  • Tested the kitchen sink drainage and checked the repaired pipework for leaks.
  • Assessed the bathtub panel and surrounding bathroom finish.
  • Re-secured and repaired the bath panel area to improve stability and presentation.
  • Inspected the front door lock and handle mechanism.
  • Removed the existing lock components where required.
  • Installed a replacement lock and checked alignment with the latch and keep.
  • Tested the door lock using the key and handle mechanism.
  • Completed final checks across the bathroom, kitchen and entrance areas.
  • Removed minor waste materials and left all work areas clean and tidy.

 

Challenges & Solutions
  • The shower controls were set into a tiled wall with a concealed valve system, so the replacement knobs had to be fitted carefully without disturbing the surrounding finish.
  • The kitchen sink trap was located inside a restricted cabinet space, requiring careful inspection and adjustment around the existing waste and water connections.
  • The bath panel area required secure refitting to provide a neat and stable finish while maintaining access around the bath where needed.
  • The door lock needed accurate alignment to ensure the key, latch and handle mechanism operated correctly after replacement.
  • Several small repairs were completed in one visit, so each area was tested individually before the final clean-up.

 

Final Outcome

The bathroom shower controls were updated with replacement knobs and tested for correct operation. The kitchen sink trap and waste pipework were inspected, repaired and checked for leaks, restoring safe and reliable drainage.

The bathtub panel was repaired and secured to improve the bathroom finish, while the front door lock was replaced and tested to confirm proper alignment and secure operation.

All work areas were cleaned after completion, with the bathroom, kitchen and entrance areas left tidy and ready for use.
