Plastering and Ceiling Works — Friends Road, Croydon

Project Overview

British Builders attended an occupied residential flat on Friends Road in Croydon to complete plastering and ceiling works across several internal areas.

The works covered the lounge, bedroom, kitchen, hallway and bathroom, where loose plaster, blown areas, damaged surfaces and unstable finishes required preparation before skimming. The lounge ceiling was stripped and skimmed, while the bathroom ceiling was overboarded before plastering to create a cleaner, more stable finish.

As the flat was occupied and located on the third floor with no lift, materials were carried manually and the works were completed in stages. Floors, furniture and resident belongings were protected where possible, helping keep the property safe, tidy and liveable during the project.

The completed works improved the wall and ceiling surfaces, leaving the flat ready for drying before decoration.

Scope of Work
  • Inspection of lounge, bedroom, kitchen, hallway and bathroom wall surfaces
  • Assessment of loose plaster, blown areas and damaged finishes
  • Protection of flooring, furniture and resident belongings where possible
  • Manual carrying of materials to a third-floor flat with no lift access
  • Removal of loose, blown and defective plaster where required
  • Preparation of wall areas for new plaster finish
  • Application of bonding coat where required
  • Skim plastering of main internal wall areas
  • Stripping, preparation and plastering of lounge ceiling
  • Overboarding and skimming of bathroom ceiling
  • Plastering around accessible fittings, sockets and radiators
  • Daily clean-downs and removal of plastering waste

Challenges & Solutions
  • Occupied flat — The team worked carefully around residents, furniture and belongings to reduce disruption.
  • Third-floor access — Materials and waste were carried manually and the works were planned in stages.
  • Multiple rooms — Walls across several rooms were prepared and skimmed for a consistent finish.
  • Defective plaster — Loose material was removed, and affected areas were prepared before skimming.
  • Ceiling works — The lounge ceiling was stripped and skimmed, while the bathroom ceiling was overboarded and plastered.
  • Fixed fittings — Sockets, switches, pipework and radiators were worked around carefully where access allowed.

Final Outcome

The plastering and ceiling works were completed successfully across the occupied flat.

Affected wall areas were prepared, defective plaster was removed where required, and the main internal walls were skimmed to create smoother surfaces. The lounge ceiling was stripped and plastered, while the bathroom ceiling was overboarded and skimmed.

The team worked around occupied conditions, fixed fittings and third-floor access limitations, keeping the work areas as tidy as practical. The property was left clean, safe and ready for the plaster to dry before decoration.
